What is Havelock City?
Havelock City is the largest residential and commercial real estate development project that is being undertaken in Sri Lanka.
Havelock City would comprise 1,080 high quality apartments optimally oriented in a lush landscape setting as well as a commercial component which would comprise a shopping mall, a 300-room business hotel and a 200-room serviced apartment tower, an international food court, restaurants, a hypermarket, supermarket and a multiplex cinema.
While both the residential and commercial components are developed on a single 19-acre site, which is the largest cleared site in Colombo, they would remain distinct in terms of access to provide optimum privacy and security to the residential component.
Who are the developers of Havelock City?
Havelock City is developed by Mireka Capital Land (Pvt) Ltd which is a joint venture between Overseas Realty (Ceylon) PLC and the Bank of Ceylon (BoC).
ORCPLC is a public listed property development, investment, trading and management company that owns the World Trade Center, Colombo. BoC is Sri Lanka’s largest bank which was established in 1939.
Together, ORCPLC and BoC bring their real estate development and financial expertise to create this unique development.
What is the current status of the project?

Tell me more about the apartments?
The apartments at Havelock City have been carefully designed taking into account all domestic preferences and characteristics.
They are set in a lush landscaped environment with spectacular views of the city, sea and landscaped gardens giving potential purchasers numerous options of choice in orientation.
The 9-acres of lush landscape garden designed by Sri Lanka’s famous landscape designer, Mr. Laki Senanayake, would have tall trees, cascading pools, ponds, lakes and a boulder garden providing residents and environment that no other condominium development offers.
The apartments would be constructed in four phases. Phase one which comprises Park and Elibank towers would have 226 apartments. These towers are 22 floors and have a combination of 1, 2, 3 and 4 bedroom apartments as well a limited number of penthouses. A typical floor would have six apartments and served by two independent lifts. The first phase of the project is now completed and is expected to be handed over shortly.
What is the selling price of an apartment?
The apartments are competitively priced with the size of apartment, orientation, height and time of booking determining the final sales price.

When will the project be completed?
Construction of the first phase of the residential apartments comprising 226 units has already commenced and hand over is expected shortly.The entire project is targeted for completion in 2010/11.
When can I move into my apartment?

Is there any loan scheme for me to purchase my apartment?
Special arrangements have been made with selected financial institutions to provide mortgage facilities to potential buyers. Our marketing staff would be pleased to provide you with further information on these arrangements.
Are the apartments furnished?
All apartments are constructed with high quality fixtures and fittings, which include a fully fitted kitchen with hood and hob, built-in wardrobes in all bedrooms, toilet and bathroom fittings with fully completed vanity counter and cabinets, light fittings, floor tiles and air-conditioners.
As home owners would like to furnish their apartments to reflect their individual preferences, additional fixtures, fittings and furniture are not provided. Since the apartments are optimally configured, great potential exists for every apartment owner to bring out the best in their apartment.
Tell me about your security arrangements?
Havelock City has been designed and constructed taking into account optimum security requirements. This security would comprise both an electronic system as well as the presence of security personnel. This hybrid offers the best solution to provide all residents a level of comfort and protection with minimum inconvenience.
I am not a citizen of Sri Lanka. But can I buy an apartment at Havelock City?
Yes you can. Typically, any non-Sri Lankan national could purchase condominiums in Sri Lanka so long as it is on the fourth floor and beyond.
Who will manage Havelock City after the project is completed?
Havelock City would introduce a new lifestyle of condominium living which Sri Lanka has not experienced before. It is therefore recognized that post construction management of Havelock City would play a critical part in helping to maintain the lifestyle that Havelock City envisages to create.
